Višnjan · Istria · Croatia

A house big enough for everyone you love.

One house in the hills of Istria — nine bedrooms, twenty places at the table, a heated pool in a walled olive garden, and a villa manager a phone call or message away.

No booking engine, no call centre — enquiries go to [email protected] and the villa manager replies in writing or via phone.

A day at the house

The week finds its own rhythm.

Long dining table with black chairs beside the open-plan kitchen

Morning

Breakfast happens at scale. The kitchen was built for it, and the long tables seat all twenty at once — no shifts, no waiting.

The heated pool and sun loungers in the walled garden, with the house behind

Afternoon

The pool is heated from spring; by June nobody gets out before dinner. Coast days are a short drive west, calm evenings wait inland.

Stone terrace under the pergola with outdoor lounge seating and the hot tub beyond

Evening

Dinner stretches long in the outdoor lounge, and the hot tub hums on the stone terrace until someone finally says goodnight.

The house

Room to be together. Room to escape.

A white double bedroom with wood flooring in morning light

Nine bedrooms

Enough doors to close that grandparents, toddlers and teenagers each get their own pace — and their own quiet.

Bathroom with a double vanity, walk-in shower and wood-panelled wall

Seven bathrooms

Oak, travertine and hot water for everyone — the morning queue simply never forms.

The billiards room with its pool table under a wood-beam ceiling

Gym & games

Billiards, table football and a PS5 for rainy hours — and a gym with an olive tree in the window next door.

The children's playground with a slide and swing set under the garden trees

Built for children

A playground under the trees, ping-pong in the garden, and 1,200 m² of fenced lawn to run on until dinner.

The hedge-lined sand court in the garden, ready for group ball games

The sand court

A hedge-lined sand area for volleyball, boules and barefoot ball games — big enough for the whole group to pick teams and settle the week's rivalries.

The village

Višnjan is a working hill village, not a resort.

The bakery is a 300-metre walk. The west coast — Poreč and its beaches — is a short drive. Mornings split between pool and coast; evenings come back inland to the long table, where it is quieter and the sky is darker.

From the guest book

“Villa Bucks is a fantastic house. We enjoyed a holiday week with four families in May — large bedrooms, the pool and hot tub, play facilities for the kids.”
