Large groups
Nine bedrooms, seven bathrooms and one table everybody fits around — ten kilometres inland from the coast, rented as a whole house to a single group.
Most villas advertised for twenty are villas for twelve with sofa beds. This one is not. There are 9 separate bedrooms across 450 m² — six with a double bed, two with twin singles, and one with a bunk bed for the children who would rather be together anyway.
Every bedroom has air conditioning and a mosquito net. That sounds like a small detail until you have spent a July night in Istria without either.
Bedrooms decide whether a group fits. Bathrooms decide whether the holiday is pleasant. Villa Bucks has 7 — 6 with a shower and 1 with a bathtub — so twenty people can get out of the door in the morning without a rota.
There is also a sauna and a hot tub, which tend to be busier in the evening than any bathroom.
The dining hall takes the whole group at once, at two long oak tables under a wood-burning stove. Outside, the covered terrace seats everyone again, which is where most groups end up eating from June onwards.
The kitchen is built for catering at that scale rather than for a couple: full-size appliances, a dishwasher, and enough worktop that three people can cook without colliding. The plot runs to 1200 m², so the noise of twenty people does not reach anyone else.
Eight parking spaces at the house, which is usually four or five cars for a group this size. A washing machine, because a week with twenty people generates laundry. Free bikes. A games room with a pool table, table tennis and darts, which is where the teenagers go when it rains.
The village centre — shop, bakery, restaurant — is 300 metres away on foot, so the run for forgotten milk does not require a car.
Yes — twenty is the maximum occupancy, not an optimistic figure reached by putting people on sofas in the living room. There are nine separate bedrooms, six of them with a double bed, and every bedroom has air conditioning.
Seven. Six with a shower and one with a bathtub, plus a separate whirlpool. For a group this size the bathroom count matters more than the bedroom count, and seven is what stops the morning queue.
Yes. There are twenty places at the table indoors and a separate outdoor dining area on the terrace. Nobody eats in a second sitting.
Yes. Villa Bucks is rented as one property to one group. There are no other guests, no shared areas and no owner on site.
The price is for the house, not per person, so a smaller group simply has more room. Smaller parties are welcome — the rate is unchanged.
